Village Park at Boones Mill

In 2008, the only large manufacturer in Boones Mill failed with the housing crash. The Town took a considerable risk in purchasing a 73-acre industrial property for redevelopment. Our vision is a mixed-use home for small businesses which maintains and balances history and innovation.

The cornerstone of the redevelopment is the historic train depot, which is being restored as a museum and cultural center. The Town renovated a 50,000 square-foot commercial building and seeks new tenants in the upper level. Future stages may include hiking trails and a pond, larger mixed-use buildings, or an amphitheater for performances.

The Town of Boones Mill (owner) is accepting proposals for the purchase of a building located at 101 Depot Drive. The building is part of County Tax Parcel ID:  3010008001 owned by the Town of Boones Mill. The site/parcel is not zoned.

 

The site is conveniently located off U.S. Highway 220 on the east side of Town. Construction will start soon on new water and sewer connections to the site.

How to propose:

 

Proposals for the property must contain the following elements:

  • Identification of the property and any adjacent property, if any, involved in your proposal
  • Concept plan of the intended use and a timeline for the completion of the project
  • Description of the qualifications and experience of the proposer/developer
  • Business Plan and Financial Plan for the project
  • Offer amount for the property

 

Proposals will be reviewed and evaluated for compliance with the Town's Comprehensive Plan. The proposer will be contacted after sufficient time for Town Council and staff review.

The Town renovated this factory building as a great space for new businesses. Tenants are committed for the lower level. We have 25,000 square feet on the upper level available for new tenants. If this space appeals for your business, contact Town staff!

Rent in the range of $3 to $6 per square foot, depending on location. Tenant responsible for up-fit of space. The Town will pursue grants, support financing, or otherwise assist as best we can! Lease duration can vary to suit tenant.
